Why can't I just use a standard commercial landlord policy?Most standard commercial property insurers will decline to quote when the property is used for care purposes. This is because the occupancy profile — vulnerable residents, registered care settings, high fire safety obligations — creates risks that general property underwriters are not trained or willing to assess. I only want to insure the building — do I still need a care specialist?Yes.
